We had the good fortune of connecting with David Sinagub and we’ve shared our conversation below.
Hi David, what habits do you feel helped you succeed?
There is a well-known book entitled, ‘The ONE Thing’ by Gary Keller. In it, he writes about focusing on one thing at a time, giving the most important part of a project your fullest attention, and accomplishing one task at a time to the best of your ability. This is 100% NOT how I get things done. I am regularly working on a dozen or so projects at a time, and bouncing back and forth between multiple tasks as I work towards accomplishing several goals at once. Sometimes this results in an open task for a few days, or a few weeks, and once in a while, an ongoing project for a month or so. But, in the meantime, I am utilizing resources shared between various tasks and letting one flow into another. This mission to always have something going on ensures that wherever I am, or however much time I have to work on something, there is always a small job I can do. This habit of taking on multiple tasks at once has helped me to grow my business in ways that I could not imagine. I am able to juggle dealing with several clients at a time, handle communication between multiple sources at once, and ensure that even when I only have a couple minutes, there is something that I can be working on to further my success.
What should our readers know about your business?
As I entered the real estate industry, I was surprised to find that there are so many licensed realtors who do not last more than 6 months in the business. This was surprising because the realtors I have ever known were people who have done this for years and years. In MY first 6 months, I came to learn why so many people leave this business. It is expensive to become a realtor, it is expensive to maintain your license, it is hard to gain clients (even your first one), and it is really hard to keep a steady stream of clients coming in. However, being a licensed realtor also opens MANY other doors for business opportunities aside from just helping people buy and sell houses, or lease office space. There are many facets to a real estate transaction, and a realtor can be a part of any one of those facets. Most of the realtors I ever knew capitalized on the referral business to maintain a steady stream of clients, and I, have also decided to focus on a similar concept. I have decided to focus mostly on helping individuals sell their homes. The biggest challenge associated with this is convincing them that you are the best person to help them with this need. Just about everyone knows someone who knows someone who knows a realtor, and being ‘the guy’ to help with a realty transaction is always a battle of wits, knowledge, and who has the best referral. To stand out amongst the crowd and get recognized, I established a path to provide valuable insights into their home value as a precursor to someone deciding to sell. This focus has been geared towards helping homeowners truly understand the value of their home and maximize their earning potential when selling. My website EZHomePrice.com, works with homeowners throughout the US to learn the true market value of their home before they decide to sell. By connecting potential clients with a local, knowledgeable, and seasoned realtor who provides them with accurate home value information helps turn these individuals, later, into referral clients. Once connected with a realtor, these clients continue to refer this site to others seeking similar information about their homes, and the referral process continues.
If you had a friend visiting you, what are some of the local spots you’d want to take them around to?
I grew up in the Dallas area, and as much fun and excitement that Dallas has to offer, I would really say that some of my best times out and about have been in the some of the surrounding small towns – even those that are 2+ hours away.
Texas is home to gobs of micro-breweries, wineries, and small downtown areas that are filled with entertaining shops, restaurants serving delicious, local foods, and entertainment centers – dance clubs, theaters, and performance venues.
If I were going to take a friend out and about in the DFW area, it would probably be to the downtown areas of Sulphur Springs, Granbury, and probably way up north in Denton. Each of these areas boasts phenomenal hometown feelings. The local breweries are enough, but couple that with fun little hotels and getaway bed and breakfasts, and the local flea / farmers markets, and you have a winner! These small towns offer a small escape from the usual hurried and overpriced atmosphere that you would find ‘in-city’ and yet, are close enough to any major suburb IN DFW, that a couple hours drive would be well worth the trip! You could spend an entire day out at Revolver Brewery in Granbury, and another whole day doing a bar-walk throughout downtown Denton. And if you wanted to stay a little closer – downtown McKinney still offers this similar “small-town” feel, despite being a major city on its own.
The Shoutout series is all about recognizing that our success and where we are in life is at least somewhat thanks to the efforts, support, mentorship, love and encouragement of others. So is there someone that you want to dedicate your shoutout to?
When I decided to get into real estate, I was fortunate enough to know several family friends and other small business owners who were working in residential realty or who were engaged in real estate investment. Based on their experience and success, I knew that a career real estate had the potential to be exciting, fiscally rewarding, and a ‘job’ in which I could never get bored doing. Through their encouragement, I was convinced that an opportunity as a real estate agent was something I should pursue. Along the way, I did meet another incredible group of people who have guided and mentored me in the early months of my new career. The Bloskas family who have been in real estate for over 20 years, and have worked in the commercial and residential sectors, were incredibly informative, helpful, and affirming. By working with them on several transactions from initial contract offers through closing with their agents assistance and their own Title company, I have gained valuable insight and unique understandings of the real estate industry.
